Illinois Law on Abandoned Tenant Property
Under the Illinois Landlord and Tenant Act, you cannot immediately dispose of property a former tenant has left behind, even following a legal eviction. You must provide written notice to the tenant at their last known address giving them a reasonable period to retrieve their belongings. For personal property with apparent value over a certain threshold, additional storage requirements may apply. The specific rules depend on whether the tenant vacated voluntarily, was removed through court proceedings, or left without notice.

Bed Bug Protocol
If the unit had a known or suspected bed bug infestation, items leaving the unit require careful handling. Upholstered furniture, mattresses, and textiles from an infested unit can spread the infestation if transported without precautions. We will not haul items from a confirmed bed bug situation without discussing the protocol first. In most cases, a licensed pest control company should treat the unit and bag soft goods before we remove them. Tell us if bed bugs are a factor when you call.
What Affects the Price
Unit size and volume are the main drivers. A studio with a few pieces of furniture is a short job. A three-bedroom with a full household of goods plus a garage is a bigger one. Pest or biohazard situations require additional steps that affect both scheduling and price. We confirm the number before we start loading.

In Illinois, when can I legally start removing a tenant's belongings?

In Chicago specifically, valuable personal property must be stored for at least 7 days before disposal. Requirements vary by municipality outside Chicago. We are not attorneys u2014 check with a landlord-tenant attorney or Illinois Legal Aid Online before disposing of anything that could be considered abandoned property. Once you have legal clearance, we execute quickly.
Do you document what was removed from the unit?
We can provide a receipt and job description for your records. If you plan to deduct cleanout costs from a security deposit, photograph the unit before we start u2014 that documentation protects you in any dispute. We recommend capturing the condition of every room before work begins.
Can you handle cleanouts across multiple units at the same property?
