"The price changed after the truck showed up. I'd taken the whole day off."

— What we hear from almost every new customer

We Built Our Business Around That Complaint

Bait-and-switch pricing and no-show crews are the two things people hate most about junk removal. So those are the two things we refuse to do. You get a price on the phone. We show up when we said. That number doesn't change at the door.

How It Works

Price on the Phone

You tell us what you've got. We give you a range before anyone drives anywhere.

We Confirm on Arrival

We confirm the quote when we see the load. If it matches what you described, we start. The number on the invoice is the number we told you.

We Haul It All

Everything quoted goes in the truck. When we leave, the space is clear and the job is closed.

Estate Cleanout in Aurora, IL

You are probably not reading this at a relaxed moment. Estate cleanouts come with a deadline, a pile of other decisions to manage, and belongings that carry more weight than their physical size. We handle the practical part. The house needs to be emptied, and we can do that completely so you can focus on everything else that comes with this kind of situation.

What We Clear

  • Furniture throughout the home: living room, bedroom, and dining room sets
  • Appliances, both freestanding and built-in
  • Clothing, linens, and personal effects
  • Kitchen contents: dishes, cookware, and pantry items
  • Books, collectibles, and accumulated household goods
  • Garage contents: tools, equipment, and stored items
  • Basement and attic storage built up over years
  • Sheds, outbuildings, and outdoor equipment

Do the Estate Sale First

If there are items of potential resale value in the home, an estate sale or auction should happen before we arrive. We haul what is left after that process. Estate sale companies work on their own timeline. Ours comes after theirs. If you have not yet worked with an estate sale company and want a referral to someone who covers the Aurora area, ask when you call. We are not affiliated with anyone but we can point you toward reputable options in the Fox Valley.

What We Do With Items After the Sale

Items in good condition that were not sold in the estate sale are offered to Goodwill and Hesed House before going to a disposal facility. Furniture, clothing, and household goods that are still usable have a better outcome than a landfill. We separate donation-eligible items from debris during the job and route them appropriately.

Coordinating With Other Parties

Estate cleanouts rarely involve just one person. There may be an attorney managing the estate, a real estate agent with a listing date, family members with different schedules, and a property manager who holds the keys. We are used to this. Tell us who the point of contact is and we will coordinate through them. We do not need everyone present at the same time.

What If You Find Something That Looks Valuable

If we come across something during the cleanout that looks significant, we stop and tell you before it goes on the truck. We are not appraisers and cannot tell you what something is worth, but we will not load something that looks like it matters without flagging it first. Jewelry, documents, and collectibles found in unexpected places happen on estate jobs. We handle them carefully.

What Affects the Price

The size of the home and how full it is are the main drivers. A small condo with modest contents is a half-day job. A large two-story with a finished basement, full garage, and shed is a multi-truck day. Stairs, elevator access in condos, and carry distance to the truck all factor in. We quote a range on the phone and confirm the exact number when we see the property.

We cover Aurora and the Fox Valley seven days a week. We can often schedule within 24 to 48 hours of a call.

About Estate Cleanout

Do we need to be present during the cleanout?

It helps to have someone present who can identify items to set aside for family. But if you are managing the estate from out of state or cannot be there, we work with a designated contact by phone. We will not remove anything without clear authorization from whoever is responsible for the property.

What do you do with items that might have value?

We are a removal company, not an estate sale company. We do not assess, price, or sell items. If you think certain pieces may have monetary value, have them appraised or pulled out before we arrive. Items clearly in good condition get offered to donation organizations before they go anywhere else u2014 but identifying value is your job, not ours.

How long does a full estate cleanout take?

A standard single-family home is typically completed in one day with a full crew. Larger homes, properties with heavy accumulation, or situations where family members need time to review items may take two days. We will tell you what to expect once we know the property size and roughly what needs to go.

What happens to the items you haul away?

Usable furniture, appliances, and household goods are donated to local organizations before anything goes to a recycler or landfill. Metals are sorted for recycling. The landfill is the last resort. We do not dump everything u2014 we sort on the back end so as much as possible gets reused.
