What Counts as a Storage Unit Cleanout

Storage unit cleanouts cover a lot of scenarios:

• Auction wins where you sorted the valuables and now the rest has to go
• Abandoned units you took over after a family member or ex

• Decluttering paid units you have been sitting on for years

Common contents: mattresses (usually in unknown condition after years of storage), furniture, boxes of household goods, holiday decorations, kids’ outgrown gear, old electronics, tools, and paperwork. Sometimes you get a good haul. Sometimes it is 90 percent stuff that was already trash when it went in the unit.

Unit sizes we work with regularly: 5×5, 5×10, 10×10, 10×15, 10×20, and 10×30. Bigger units are a different pricing conversation because of the volume and time.

What Actually Drives the Price

Storage unit cleanouts price out on a few specific factors:

• Unit size and how full it is. A packed 10×20 is roughly four times the work of a packed 10×10.
• Access at the facility. Drive-up unit vs interior climate-controlled unit down a hallway with a shared cart. Drive-up is much faster.
• Weight. Boxes of books, old CRT TVs, cast-iron cookware, and heavy furniture pile up at the scale.
• Sorting. If there are chemicals, tires, or electronics mixed in, that adds sort time.
• Facility rules. Some facilities require appointment access, gate hours, or a facility staff member present. That has to be coordinated with the manager.

Our floor price is $89 for a single curbside pickup. Storage unit cleanouts are almost always more than that because you are paying for the loading, the drive to the facility, and the disposal or sorting on the back end. How Aurora’s Bulk Pickup Actually Works, And When It Doesn’t

• The unit is not at your residence. Groot picks up at the address on your account.
• You would still have to haul everything out of the unit, drive it to your house, and pile it at the curb.
• Storage facilities almost never allow dumpsters or bulk trash left by the unit.
• Chemicals, tires, and electronics in the unit are all excluded from curbside anyway.

How This Compares to Your Other Options

Renting a truck and doing it yourself. $50 to $90 for the truck, plus mileage, plus a run to the transfer station where they charge by the ton. Plus figuring out where to take tires and chemicals separately. Plus a full Saturday. For a 10×10 you might come out even. For a 10×20 or 10×30, hiring a crew usually wins on both time and total cost.

Selling the contents on Facebook Marketplace. If there is legitimately good stuff in the unit, absolutely sort it first. The rest is a different job.

Renting a driveway dumpster at your house. Adds a trip from the facility to your house to the dumpster. Two loads of work instead of one.

Where the Storage Unit Contents Actually Go

Where things end up depends on condition:

• Donations. Furniture in usable condition, working small appliances, kids’ gear in good shape, and clean household goods go to Salvation Army, Habitat for Humanity ReStore in Aurora, and local nonprofits. Storage unit contents often have a lot of donation-grade material because the owner overestimated how much they would need it.
• Scrap metal. Metal bed frames, appliances, tools, exercise equipment, and shelving go to All American Recycling on Mitchell Road or S&S Metal Recyclers on Sullivan Road in Aurora.
• Household hazardous waste. Anything the previous unit holder stored improperly, old paint, chemicals, motor oil, propane, goes to the Kane County HHW program or the Naperville HHW facility at 156 Fort Hill Drive.
• Tire recycling. Loose tires stored in the unit go to a licensed tire recycler, not the transfer station.
• Electronics. Old TVs, monitors, and computer towers go to a certified e-waste processor.
• Personal papers and photos. If we find personal papers, tax records, or photo albums, we set them aside in a box for you to decide on. We do not shred or discard those without asking.
• Transfer station. Broken furniture, water-damaged boxes, and unrecoverable material get weighed in and disposed of properly.

What Happens the Day of Your Storage Unit Cleanout

2. You confirm the facility’s access rules. If they require you present at the gate or need a signed authorization for us to enter, we sort that out on the phone.
3. Text with arrival window, then again when we are 20 to 30 minutes out.
4. Meet at the facility. Quick walkthrough of the unit. If it is significantly bigger than described, we tell you now, not after we have half of it loaded.
5. We load out of the unit. Personal papers and anything obviously sentimental get set aside in a box.
6. Payment when the trailer is loaded. Real receipt. If the facility needs a lock-off signature or unit-empty confirmation, we handle it before we leave.

How to Prep for a Faster, Cheaper Storage Cleanout

• Do a quick sort for anything valuable or sentimental before we arrive. Once we start loading it moves fast.
• Have the gate code, unit number, and any facility paperwork ready.
• Confirm with the facility manager that a cleanout crew is coming, especially for interior units with cart-only access.
• If the unit has tires or chemicals, mention it on the phone so the quote is accurate.
• For estate or auction cleanouts, bring the authorization paperwork to the facility office.

Common Storage Unit Cleanout Scenarios

Auction wins. You bid on the unit, sorted anything of value, and now the leftover 70 percent has to go. We come to the facility, load out of the unit, and haul to disposal. Bring your auction paperwork to the office. Most facilities want to see it before a crew starts loading.

The unit you have been paying on for years. The math finally hit and you added up what you have spent in monthly fees versus what is actually in the unit. This is the most common storage cleanout call. There is no emergency, you just want to stop bleeding $150 to $250 a month.

Ex-partner or roommate abandoned unit. The unit is in your name, they left the state, and you cannot legally sell the contents but you can dispose of them. Confirm with the facility manager and any relevant paperwork, then we clear it and you close the account.

Estate and foreclosure situations. Executor or bank rep needs the unit emptied so it can be released back to the facility. We coordinate with whoever has the legal standing to authorize the cleanout.

Business inventory or files. Old business records past retention, discontinued inventory, outdated equipment. We can handle bulk file destruction as regular disposal, or if the papers need shredding, sort those out beforehand and we take the rest.
