Your mom passed three months ago, the house has to close by the end of the month, and you’re standing in a kitchen you grew up in, staring at four decades of casseroles dishes, holiday plates, and a junk drawer you’re afraid to open. Or your dad just moved into memory care in Batavia and the family home in Aurora has to be emptied before the listing photos on Monday. Or you’re the executor, you live in another state, and you’ve flown in for a week to deal with a house that hasn’t been touched since 1987.

Estate cleanouts are almost never about the stuff. They’re about time, distance, family, and grief, all colliding at once. Our job is to show up, be respectful, and take the physical weight of the house off your shoulders so you can focus on the parts only you can do.

What Counts as an Estate Cleanout

An estate cleanout is anything from “the house is basically empty, we just need the garage cleared and the furniture the family didn’t want” all the way to “nobody has touched this house in ten years and every room is full.” Most of the calls we get land somewhere in the middle: the family has taken what they wanted, sold or donated a few pieces themselves, and what’s left is a whole house of furniture, appliances, clothing, paperwork, holiday decorations, and garage stuff that has to go before the property can be listed or handed to a buyer.

We handle:

• Full-house furniture removal, including anything on the second floor or in a finished basement
• Appliances, working or not, including refrigerators and freezers
• Mattresses, box springs, and bed frames
• Boxes of clothing, linens, and household goods
• Garage contents: tools, lawn equipment, old paint (dried), holiday storage
• Basement contents: file cabinets, exercise equipment, dehumidifiers
• Yard debris and outdoor furniture
• Paperwork, mail, and general debris left after family has taken what they want

What we don’t take: liquid hazardous materials, propane tanks that are still full, ammunition, medical sharps, or anything the family hasn’t finished going through. If you’re not sure whether Grandma’s china is going to Auntie Sue or to us, it stays in the house until you tell us otherwise.

What Actually Drives the Price

Volume is the single biggest factor. A three-bedroom ranch that’s already been picked over by family is a very different job than the same ranch after nobody has been inside for a decade. The second factor is access: a walkout basement is faster than a narrow interior stairwell, a two-car driveway is faster than street parking on a busy stretch of Downer Place.

Other things that move the number:

• Stairs, especially second-floor bedrooms full of furniture
• Appliance count (refrigerators, washers, and dryers each add time and disposal fees)
• Special-handling items like a piano, gun safe, or hot tub
• Yard cleanup on top of interior work
• Whether the job is one visit or spread across multiple days so the family can keep sorting

The floor is our $89 flat rate for a single curbside pickup, which almost never applies to a full estate but sets the reference point. How Aurora’s Bulk Pickup Actually Works, And When It Doesn’t

People sometimes ask if they can just leave everything at the curb for Groot, Aurora’s contracted hauler, and let the city handle it. For a single couch or a mattress, sometimes yes, with a scheduled bulk pickup by calling Groot at (630) 892-9294. For an estate, no. Groot won’t take twenty items off a driveway, they don’t do interior removal, and they don’t take appliances or electronics without special arrangements. You also can’t leave a full house of stuff on the tree lawn while the property is being shown.

How This Compares to Your Other Options

The DIY route is a dumpster in the driveway plus a lot of your own labor. A 20-yard dumpster rental for a week runs a few hundred dollars before you throw anything in, you’re responsible for loading every piece, and the dumpster company won’t take appliances, electronics, or hazardous items anyway. If you live out of state or you’re 68 years old with a bad back, that’s not really a plan.

Estate sale companies are a different animal. They come in, price everything, run a weekend sale, take a percentage, and leave. What doesn’t sell is still your problem, which is where we usually come in on Monday morning. A lot of our estate work is the “after the estate sale” call.

Hiring us means the house goes from full to broom-swept in one to three visits depending on size. You don’t lift anything, you don’t touch a dumpster, and you don’t have to be on-site the whole time if you trust us with a key or a lockbox code.

We sort as we load, and usable items go to donation partners in the Fox Valley: furniture and household goods to local thrift and reuse organizations, clothing to bins that actually get sorted rather than baled. Metal appliances go to scrap yards like All American Recycling on Mitchell Road. Electronics go to the county-run e-waste programs.

The sensitive part of an estate is what turns up in dresser drawers and shoeboxes: old photographs, letters, tax returns, checkbooks, jewelry, cash, medications. If we find it, it goes in a clearly labeled box that stays with the family, not in the truck. We tell you what was in it, we don’t rifle through it, and we don’t throw anything that looks personal without asking first. Prescriptions get separated for safe disposal. Documents with account numbers stay with you or go to shredding, never the transfer station.

3. We start with the biggest items and clear pathways first so the house feels lighter fast.
4. Anything personal we come across, photos, documents, jewelry, cash, gets set aside in a box for the family, not loaded.
5. Donation-worthy items get separated from true junk as we go.
6. We take breaks, we don’t take shortcuts, and we sweep out each room when we’re done.
7. Final walkthrough, you approve, we settle up at the quoted number, and we’re gone.

How to Prep and What Family Should Save First

You don’t have to prep much, but a few hours before we arrive pays off. Walk the house one more time with a roll of blue painter’s tape. Anything the family is keeping gets a piece of tape on it. Open dresser drawers and nightstand drawers to check for anything personal you’d want to keep. Pull one box or bin per bedroom for photos, documents, and small personal items so we know where to add anything we find. If there’s a safe, tell us in advance so we don’t move it before you’ve opened it.

If out-of-town family wants final say on anything, take photos and text them before we arrive, not while we’re standing in the driveway with the truck idling. That one step saves everybody time and money.
