"The price changed after the truck showed up. I'd taken the whole day off."
What we hear from almost every new customerWe Built Our Business Around That Complaint
Bait-and-switch pricing and no-show crews are the two things people hate most about junk removal. So those are the two things we refuse to do. You get a price on the phone. We show up when we said. That number doesn't change at the door.

How It Works
Price on the Phone
You tell us what you've got. We give you a range before anyone drives anywhere.
We Confirm on Arrival
We confirm the quote when we see the load. If it matches what you described, we start. The number on the invoice is the number we told you.
We Haul It All
Everything quoted goes in the truck. When we leave, the space is clear and the job is closed.
Your lease is up on the 30th, the landlord walk-through is on the 28th, and the office still has forty cubicles, a break room full of somebody’s forgotten Tupperware, and a storage closet with a decade of dead printers. Or the company got acquired, half the staff went remote permanently, and the CFO wants the second floor emptied and returned to shell before the next rent cycle. Or you’re closing the location entirely and the whole suite has to be gone by Friday so the building can be shown Monday.
Office cleanouts are a scheduling problem as much as a hauling problem. Everything has to happen without disrupting the people still working, without holding up the freight elevator during business hours, and without leaving a mess the building manager notices. We plan for that up front, not on the day of.
What Counts as an Office Cleanout
An office cleanout is anything from clearing a single conference room’s worth of old furniture up to emptying a full floor before a lease turnover. It usually includes a mix of furniture, electronics, filing cabinets with old paper, break-room appliances, and general debris that accumulated over years of nobody having time to deal with it.
Typical office items we handle:
- Cubicle walls, partitions, and modular workstations, disassembled and hauled
- Desks, chairs, conference tables, filing cabinets, bookshelves, storage credenzas
- Computers, monitors, keyboards, servers, printers, copiers, shredders
- Break-room appliances: refrigerators, microwaves, coffee machines, water coolers
- Whiteboards, corkboards, framed artwork, reception furniture
- Boxes of old files, marketing materials, promotional items, and general debris
- Ceiling-hung signage, when it’s a straightforward removal
What we don’t take: liquid hazardous chemicals, medical waste, or fire extinguishers with pressurized contents. Batteries and toner cartridges we separate out for proper recycling. If your office has anything unusual, lab equipment, industrial gear, hazardous storage, tell us on the phone so we can build the right plan.
What Actually Drives the Price
Office cleanouts price differently than residential because the variables are different. What we look at:
- Volume, usually estimated by square footage combined with a walkthrough
- Building access: dedicated loading dock, freight elevator, or street-level only
- Elevator time restrictions during business hours in shared buildings
- Whether the work has to happen after hours, on weekends, or during a specific window
- Cubicle disassembly, which is labor-intensive and time-consuming
- Electronics volume, since e-waste has separate handling and disposal fees
- Whether filing cabinets and paper require on-site shredding coordination
Our smallest job is a $89 flat rate for a single curbside pickup, which is the reference point. Office work above that gets an upfront written quote after a walkthrough, and the price is locked in before we start. It doesn’t change on the day because the crew ran into more cubicles than expected. That’s on us to count correctly, not on your operations budget to absorb. Call (630) 492-1490 to schedule the walkthrough. A real person answers, not a call center.
How Aurora’s Bulk Pickup Actually Works, And When It Doesn’t
Some businesses ask whether Groot, Aurora’s contracted hauler, can just handle it. For a single desk or a couple chairs at the curb of a small storefront, sometimes yes with a scheduled bulk pickup at (630) 892-9294. For a full office, no. Groot’s commercial service is set up for regular waste in dumpsters, not one-time furniture removal, not electronics, and not the volume of a lease turnover. Piling forty cubicles behind the building is going to get you a call from the property manager, not a pickup.
For electronics and paper shredding, Kane County and DuPage County run programs that we coordinate with when volume warrants it. Household-scale hazardous drop-off is at the Naperville HHW facility on Fort Hill Drive, though most office chemicals require a commercial hazardous-waste channel we can point you to. More on regional disposal is in our Fox Valley disposal guides.
How This Compares to Your Other Options
The dumpster route works for some office cleanouts, but has real limits. Commercial dumpsters won’t accept electronics, so you still need a separate plan for computers and monitors. Cubicles have to be disassembled by somebody, and that somebody is usually an office manager doing it after hours with a screwdriver, which is not what they were hired for. Dumpsters also don’t sort donation-worthy furniture from actual junk, and a decent conference table doesn’t belong in a landfill.
Commercial movers can handle some of this, but they’re priced to move things you want to keep, not to dispose of things you don’t. Hiring a mover to haul dead furniture to the transfer station is expensive labor pointed at the wrong problem.
Hiring us means one point of contact for the whole job: furniture, electronics, appliances, and general debris, coordinated around your business hours and your building’s access rules. We disassemble what needs disassembly, we sort donation from disposal, and we route electronics through proper e-waste channels. The building manager gets a clean walk-through, the landlord signs off, and you get your deposit back.
Where Everything Actually Goes
Office furniture in decent shape doesn’t belong in a landfill. Desks, chairs, and conference tables get routed to donation partners, resale operations, and nonprofit offices in the Fox Valley whenever the condition supports it. Metal cubicle framing, filing cabinets, and dead appliances go to scrap yards like All American Recycling on Mitchell Road. Electronics go through certified e-waste programs, which is important both environmentally and for compliance if your company has data-security policies about hardware disposal.
Data security is the piece a lot of businesses forget until the crew is halfway through. Hard drives in old computers, files in old cabinets, and even sticky notes on old monitors can contain information that shouldn’t leave with a random hauler. Tell us in advance which items need drives removed, which cabinets are being emptied to shredding versus recycling, and whether IT wants to pull anything before we start. We coordinate around your data-security requirements, we don’t guess at them.
How We’re Different
When you call (630) 492-1490, a real person picks up. Not a national franchise dispatcher four states away, not a chatbot asking for your zip code. We can walk your office, meet with your property manager, and schedule the work for a Saturday, an evening, or a weekday depending on what your lease and your neighbors will tolerate.
We’re locally owned, licensed, and insured, and we carry the certificates of insurance that most Class A and Class B buildings require before letting a vendor onto the freight elevator. Send us the building’s COI requirements and we’ll get them filed before the day of the job, not after we’re standing at the loading dock.
What Happens the Day of Your Office Cleanout
- We arrive at the scheduled window, check in with building security or property management, and stage at the loading dock or nearest access point.
- Quick walkthrough with your point of contact to confirm what stays, what goes, and any items IT or leadership still wants to pull.
- We start with the largest, most visible items so the space clears fast and the freight elevator gets efficient use during any allowed window.
- Cubicles get disassembled in an order that keeps pathways open and doesn’t strand a crew member in a boxed-in aisle.
- Electronics get separated at the truck for proper e-waste routing.
- Any items flagged for donation get set aside and confirmed with your point of contact before they leave.
- Final walkthrough with you and, if requested, the property manager. Space is broom-swept, we settle up at the quoted number, and you have a clean turnover.
How to Prep for a Faster, Cheaper Office Cleanout
A few hours of prep on your end shaves real time off ours. Pull hard drives, or tell us which computers still need that step done. Empty personal items from desks and cubicles, or bag them up for employees to collect. Clearly label anything that stays, anything that’s being donated, and anything that’s going to shredding rather than recycling. If IT is pulling servers, schedule that before we arrive so the racks are ready to disassemble. And send us the building’s COI requirements, dock hours, and elevator restrictions in advance so nothing slows us down on the day.
Office Cleanouts Across the Fox Valley
We handle commercial cleanouts in Aurora, North Aurora, Batavia, Geneva, Oswego, and Montgomery. Same-day is sometimes possible for smaller jobs, especially a single conference room or a break room that needs to be gone before Monday. Lease-turnover work usually books a week or two out, especially when weekend or after-hours scheduling is involved, so if you have a lease-end date, call sooner rather than later.
We also handle the awkward middle-ground jobs that businesses don’t always know who to call for: a partial floor after a downsizing, a warehouse mezzanine full of shelving that hasn’t been used since before the pandemic, a single storage unit the office has been renting for eight years and forgot what’s in. If it’s commercial and it needs to go, we’ll quote it. If it’s outside our lane, we’ll tell you who to call instead of pretending otherwise.
Property managers, brokers, and office managers in the Fox Valley call us directly when they need a suite emptied on a deadline without drama at the loading dock. If that’s you, save the number. Call (630) 492-1490 and we’ll build a plan around your timeline, your building, and your deposit.
Office Cleanout Across the Fox Valley
About Office Cleanout
How much does an office cleanout cost in Aurora?
It depends on volume, building access, cubicle count, electronics volume, and whether the work has to happen after hours. Our floor is $89 for a single curbside item, which isn't realistic for a whole office. Full office work gets a written quote after a walkthrough, and the price is locked before we start. Call (630) 492-1490 to schedule the walkthrough.
Can you work after hours or on weekends to avoid disrupting business?
Yes. A lot of our office work happens on weekends, evenings, or during the overnight window in Class A buildings that restrict freight elevator use during business hours. Tell us the constraints on the walkthrough and we'll build the schedule around them. Weekend and evening work is standard, not an upcharge surprise.
Do you disassemble cubicles and workstations?
Yes. Cubicle disassembly is a normal part of office cleanouts, whether it's four workstations or forty. It's labor-intensive, which is part of the quote, but you don't have to hand us a pile of parts to work with. We bring the tools, do the disassembly, and haul it out. If your cubicles are being donated or resold, tell us and we'll disassemble with reuse in mind.
How do you handle data security on old computers and filing cabinets?
We coordinate with your IT and compliance requirements, we don't guess at them. Tell us in advance which computers need drives pulled, which cabinets require shredding versus recycling, and whether anything needs certified destruction documentation. Electronics go through certified e-waste channels either way. We can point you to a shredding partner for paper if that's part of the job.
Do you have a certificate of insurance for our building?
Yes, we're licensed and insured, and we regularly file COIs for Class A and Class B buildings in the Fox Valley. Send us your property manager's COI requirements when we schedule and we'll have the paperwork filed before the day of the job, not while the crew is waiting at the loading dock.
What happens to the office furniture, is it all thrown out?
No. Desks, chairs, and conference tables in decent shape get routed to donation partners, nonprofits, and resale operations in the Fox Valley when condition allows. Metal cubicle framing, filing cabinets, and dead appliances go to scrap. Electronics go through certified e-waste programs. What's actually junk goes to the transfer station in an orderly way.
Can you handle a lease-end deadline?
Yes, that's most of our office work. Give us the lease-end date, the landlord walk-through date, and any building access restrictions, and we'll schedule around all three. Book earlier for larger cleanouts, since weekend and after-hours scheduling fills up. Same-day is sometimes possible for smaller jobs. The quoted number and the completion date both hold.
