You’re standing at the top of the stairs looking at 30 years of stuff your parents never threw out, or you just closed on a house in Aurora and the sellers left the basement full of boxes, a broken treadmill, and paint cans from the Reagan administration. Basements are where things go to be forgotten, and once you decide to actually clear one out, the job is almost never small.

What Counts as a Basement Cleanout

A basement cleanout is anything from “I need this one corner cleared” to “take everything down there, we are listing the house next week.” Common items we haul out of Fox Valley basements:

• Boxes of books, papers, holiday decorations, and old kids’ stuff
• Furniture that got put down there and never left, couches, recliners, bed frames, desks
• Old appliances, dehumidifiers, extra fridges, chest freezers, washers and dryers
• Exercise equipment, treadmills, ellipticals, weight benches
• Water-damaged carpet, padding, drywall pieces, and cardboard that got soaked
• Toys, cribs, high chairs, and other kid gear from grown children
• Workshop leftovers, scrap lumber, old paint, half-used stain, mystery chemicals
• Estate contents after a parent passes and the house needs to be cleared

What we do not take: anything actively growing mold that needs remediation, live ammunition, medical waste, or asbestos-wrapped pipe insulation. If you point at something and are not sure, ask on the phone. We would rather tell you upfront than turn a job down at the door.

What Actually Drives the Price

Basement cleanouts have their own math, different from a driveway pickup. The main cost drivers:

• Stairs. This is the number one factor. Every item has to come up and out, one trip at a time. A basement with a walk-out door is dramatically cheaper than a basement with only a narrow interior staircase.
• Volume. How much square footage of stuff, and how deep is it piled. A half-full basement is a completely different job than one packed to the ceiling.
• Weight. Old CRT televisions, cast-iron sinks, boxes of books, and dead exercise equipment weigh a lot. Transfer stations charge by the ton.
• Access. Can we back up close to the door, or are we walking loads 80 feet across a yard. Are we going through a finished kitchen or straight out a bulkhead.
• Sorting. Chemicals, tires, and electronics have to be pulled aside and taken to the right drop-off. That adds time.

Our floor price is $89 for a single curbside pickup. Basement cleanouts are almost always more than that because of the stairs and volume, but you get a real number on the phone, not “starts at” and then a surprise at the door. Upfront pricing, licensed, insured, and if the job is bigger than you described we tell you before we start loading.

How Aurora’s Bulk Pickup Actually Works, And When It Doesn’t

The City of Aurora contracts with Groot for residential waste, and they do special pickups for bulk items. You call Groot at (630) 892-9294 and schedule it. That works fine for one couch or a mattress at the curb. It does not work for a basement cleanout, and here is why:

• You have to physically move everything to the curb yourself. That is the entire job we are getting hired to do.
• They will not take chemicals, paint, tires, electronics, or freon appliances at the curb.
• Water-damaged material and mystery boxes usually get flagged and left behind.
• Scheduling is on their timeline, not yours, which is a problem if you are trying to close on a house.

How This Compares to Your Other Options

Renting a truck yourself. A U-Haul or Home Depot truck runs around $30 to $60 for the rental plus mileage plus dump fees. Then you spend a Saturday carrying boxes up basement stairs with your brother-in-law who threw his back out last spring. Then you find out the transfer station is closed on Sunday.

Renting a dumpster. A driveway dumpster is a solid choice if you have a week and the physical ability to load it yourself. If you have neither, the math flips.

Facebook Marketplace and free-piling the curb. Works for one or two nice pieces. Does not work for 40 boxes of water-damaged cardboard and a broken humidifier.

Hiring us. You do not touch anything. We are in and out, usually same day if you called by mid-morning, and you get a clean basement and a real receipt.

Where the Basement Contents Actually Go

Nothing usable ends up in a landfill if we can help it. Where it actually goes:

• Donations. Furniture in decent shape, working appliances, kids’ gear, and household goods go to Salvation Army, Habitat for Humanity ReStore in Aurora, and local nonprofits.
• Metal recycling. Old water heaters, washers, dryers, exercise equipment, and scrap metal go to All American Recycling on Mitchell Road or S&S Metal Recyclers on Sullivan Road, both in Aurora.
• Household hazardous waste. Old paint, stain, solvents, pool chemicals, weed killer, and pesticides go to the Kane County HHW program. A lot of Fox Valley residents also use the Naperville HHW facility at 156 Fort Hill Drive as a regional drop-off. Most people did not realize that half of what was on the shelf in the basement was technically hazmat.
• Freon appliances. Old fridges and dehumidifiers with refrigerant go to a certified recycler. EPA rules require freon recovery before the unit can be crushed.
• Electronics. Old CRT TVs, computer towers, and monitors go to a certified e-waste processor, not the transfer station.
• Transfer station. Only what is actually trash, broken particleboard, wet carpet, insulation, and unrecoverable junk, gets weighed in and disposed of properly.

What Happens the Day of Your Basement Cleanout

2. We text you the day of with an arrival window, then again when we are 20 to 30 minutes out.
3. Walkthrough at the door. You point at what stays and what goes. If anything looks different than what you described on the phone, we tell you now, not after we have loaded half of it.
4. We load. You do not carry anything. You can go make coffee or run to Jewel.
5. Payment when the trailer is loaded. Cash, check, or card. You get a receipt.

How to Prep for a Faster, Cheaper Cleanout

• Pull anything you want to keep out of the basement before we arrive, or put a piece of blue tape on it. Ambiguity slows the job down.
• Clear a path from the basement door to where our trailer will park.
• Set aside chemicals, paint cans, and tires in one corner so we can bag them separately.
• If the sump pump has been running or there is standing water, mention it on the call.
• For estate cleanouts, do a quick pass for anything sentimental, old photos, documents, jewelry boxes, before we start.

Common Basement Cleanout Scenarios in the Fox Valley

Pre-listing before you sell. Realtors across Aurora, Batavia, Geneva, and Oswego tell sellers the same thing: an empty basement photographs better and eliminates a whole category of buyer objections. If the inspection turns up water history, buyers are already nervous. A basement full of clutter makes it worse. Clearing it out before the listing photos go up is one of the highest-return prep jobs on a home sale.

Downsizing after an inheritance. Parent or grandparent passes, the house goes to probate, and someone in the family has to clear 40 years of basement storage before it can be listed or turned over to a new owner. We work with executors and out-of-town family members, coordinate access with a realtor or neighbor if you cannot be there, and set aside anything that looks personal (photos, documents, jewelry boxes) for the family to look through.

Buyer’s-side surprise cleanout. You closed on a house and the sellers left the basement full. Legally the house was supposed to be delivered “broom clean,” practically it is now your problem. Same-day or next-day turn is usually possible.
